Examining propertyland
or a building before buying or after renovations or construction of a new
building for defects in the property is building inspection. By doing a
building inspection, one can be assured of what one is buying or investing in.
One can know the problems associated with the property, the life of the
wood/timber in the building etc.
A detailed building inspection report will
give an account of the plumbing and drainage system in the building, how well
they function; electrical fittings, fixtures that needs repairs in the
property; conditions of the windows, doors, walls, roofs, window frame, floor
space, garage, store room, pipes and gutter in the property.
On the whole,a building inspection report depicts the condition of the property.
It doesn’t mention the cost of repairs involved and it is only a superficial
examination of the building involving the interior and exterior of the
building, roof space, under floor space, external roof space etc.
Building inspection
lets us know the unseen costs involved in the property on account of the
repairs and can be used for reducing the price from the actual quoted price.
Building inspection is usually done by an inspector who is
qualified, licensed, experienced, follows the standards and codes of inspection
according to the country; gives a written report of the inspection in
simple,easy to understand language and of the areas inspected in the property;
is insured and gives a report in a stipulated time.
Before hiring a
building inspector one has to make sure of the time taken to inspect a
property/land/building and fee charged per inspection and the time taken to
give the report. A building inspection report doesn’t give information on
whether the property is termite proof or free.
To know the information on this,
one has to do the pest inspection for the property. Termites are tiny inspects
which eat up the wood or timber used in the property. These termites are white
ants which destroy the structure of the property. They are difficult to detect
and once infested it is difficult to make the property termite proof. One can
hire a professional who is an expert in pest inspection.
Pest inspection report involves detailed account of pest activity which is difficult to make out with naked eye and for this purpose thermal imaging is done. Using thermal imaging the extent of damage behind walls can be identified and exactly mapped out.
The report also describes earlier and present damage caused by the pests and pests present currently in the property. A pest inspector is an experienced, licensed and skilled professional who identifies pest activity in the property, gives a detailed report to the assessment and extent of damage, suggested recommendations for pest removal and the present activity of the pests.
Pest inspector must also follow the standard codes of the country and the report given must be on time as lot depends on the pest inspection report.
